This document is on paper, authorized/written by Alexander Contee Hanson, Chancellor of the State of Maryland.  The document was sealed using the seal of the state of Maryland, which had originally been Lord Baltimore's seal, as well.

The full text of the document reads:

The State of Maryland To all persons to whom these presents shall come.  GREETING. Know Ye that Whereas the
Commissioners for confiscated british property were, by law, vested with full power and authority and
were directed to sell and Dispose of certain Manors in This State  In pursuance whereof the said
Commissioners exposed the same to sale and a certain John Clements became the purchaser of part of Pangiah
Manor lying in Charles County : . and whereas a certificate of survey hath been returned to the Western Shore
land office containing one hundred and forty four acres  Three rood and thirty perches called by the name
of Reformation and it appearing by a receipt on the said endorsed certificate that the purchase money
hath been paid to the treasurer of the Western Shore, The State of Maryland Doth hereby grant
unto the said John Clements the said tract or parcel of Land called Reformation lying in Charles
county aforesaid  Beginning at the first beginning of a tract of land called Clements Addition
and running with said Clements Addition north nineteen degrees fifteen minutes ?? fifty two
perches then north seventy five degrees thirty minutes east one hundred and fifty perches north
the second line of said Clements Addition then north two degrees fifteen minutes west thirty
five perches then south eighty one degrees west one hundred and nineteen perches bearing(?) on
a tract of land called Derham then north fifty one degrees thirty minutes east two perches to the
beginning of a tract of land called Thomas and Henry then south eighty nine degrees west one
hundred and fifty one(?) perches with said land then south seven degrees fifteen minutes east ninety
eight perches then south forty seven degrees fifteen minutes east twenty one(?) perches then south
nine degrees forty five minutes west ninety perches then south forty two degrees forty five minutes
west forty two perches then south forty seven degrees fifteen minutes east seven perches then with
a straight line to the first beginning containing and now surveyed and laid out for one hundred and forty
four acres three rood and thirty perches more or less according to the certificate of survey
thereof taken and returned into the land office bearing in the year seventeen hundred and ninety
and there remaining; together with all rights, profits, benefits, and privileges thereunto
belonging.  To Have and to Hold the same unto him the said John Clements his heirs and
assigns forever.  Given under the great seal of The State of Maryland this twenty seventh
Day of May seventeen hundred and ninety three.
